The owner checklist
Everything a home needs before its first guest. Don’t worry if you can’t tick it all yet: we’ll go through it together at your initial inspection.
The home
- Short-term rentals allowed by your condo board or HOA, if you have one
- An egress window in every bedroom
- Working smoke and CO alarms on every level
- Furnished and guest-ready, or ready to furnish to our list
- Parking for at least one guest car
Paperwork
- City of Calgary short-term rental licence (we help you apply)
- Fire inspection passed
- Home insurance that covers short-term rental, confirmed in writing
- Your mortgage lender is OK with short-term rental, if you have one
- Tax set-up discussed with your accountant
Setup
- An Airbnb account in your name, with us added as co-host
- Smart lock on the guest entrance
- Noise and occupancy sensor (never a camera indoors)
- Reliable Wi-Fi, fast enough for video calls
- Three sets of linens and towels per bed
Your part
- Pay your cleaners promptly after each turnover
- Arrange repairs we flag, with trades you trust
- Block personal dates a couple of weeks ahead in busy seasons
- 30 days’ notice if you decide to leave
- Tell us about anything quirky: the stiff lock, the noisy furnace
